Heating, Ventilating, and Air Conditioning System Overview
Heating during standard building hours is achieved by means of electric resistance heat panels located on the perimeter of all floors.
Heating during unoccupied hours and pre-occupancy hours is achieved by use of steam. Steam is used to heat water through the use of a heat exchanger.
Cooling a 33 story multi-tenant building is accomplished by two 730-ton liquid chillers
Ventilation is achieved by use of six building supply fans and six return fans located on the 33rd floor. Temperature in the tenant spaces is regulated by the use of variable air volume units, which increase or decrease airflow to the space depending on the temperature desired.
General Service
Heating and air conditioning are provided Monday through Friday, 7:00 a.m. to 6:00 p.m., and 8:00 a.m. to 1:00 p.m. on Saturdays.
Special Services
Heating and air conditioning are not regularly provided on Sundays, holidays, or after normal business hours. Should any after hours heating or cooling be required, please send a written request with details regarding date/time/duration of need to the Management Office at a minimum of 48 hours in advance.

Energy Management
The Management Office has implemented an Energy Management System in an effort to reduce energy costs for the property. The Energy Management System monitors and controls fans (heating and cooling), monitors temperature settings in the building, assists with lighting controls in the common areas and assists maintenance in proactively identifying heating/air issues.
Tenants can help reduce the cost of electricity by ensuring that all computers, coffee machines, office dishwashers, copiers and other heavy-duty office equipment are turned off each evening.
